• How long do the screws last on a properly installed metal roof?

    As long as the screws are properly installed, and have a solid surface below them, they should not need any maintenance for about 20 years. We recommend that in about 20 years you have someone replace the screws. This is generally all that is needed for preventative maintenance as long as the roof is properly installed.

  • Can I install a metal roof directly over top of my shingle roof?

    Well, it can be done and is commonly done. It is not a recommended procedure. Oftentimes, when a metal roof is installed directly over shingles, you don’t know what the decking is like or how good of a grab the screws get. When we install metal over shingles, we recommend that you have 1x4 boards installed. This gives a very solid surface for the screws to attach into.

  • Are the screws coming out a big issue in through-fastened metal?

    It is always recommended to keep an eye on the screws on the bottom edge of your roof. This is generally where they would start to come loose first, but as long as the roof was properly installed, you should not have any issues for about 20 years. After 20 years, we recommend getting them checked out by a professional.

  • Is a metal roof actually more durable or a better value than a shingle roof?

    Yes. Well, a shingle roof typically lasts about 20 years. Your metal roof may need some maintenance in 20 years, but the paint warranty is 40 years, so if you do the suggested maintenance, your roof should last about twice as long with minimal maintenance or repairs.

  • Is a metal roof cooler than a shingle roof?

    Yes. A metal roof typically takes about 30 to 50% less heat transferred into your home. There is much less heat that is transferred into your home. Metal reflects better and has better ventilation. It is still important that you have a professional crew install your metal roof so there is proper attic ventilation. Having less heat transfer into your attic, along with proper attic ventilation, provides for a lot cooler of a home in the summertime.

    Our metal is a class IV impact resistant, which is the highest rating. Most architectural shingles are a class III.

Once again, the trims and installation methods are very different when compared to a through-fastened metal roof or a shingle roof.

    As a good rule of thumb, you can take the square footage of your house or the square footage under roof. Multiply that by 10. Your metal roof, as long as it is not steep pitch, should be less than that number. For instance, a 2,000 ft² home should cost less than $20,000 for a new through-fastened metal roof. For a standing seam metal roof, it should be less than 20 times the square footage of your home as long as it is not a steep pitch or a very detailed roof.
